Appin land parcel up for grabs
AN Appin land parcel has hit the market, offering the opportunity for a future master planned community of more than 1,800 lots in the fast-expanding Southwestern Sydney region.
Spanning 276-hectares, the site at 460 Brooks Point Road, around 23km from the Campbelltown CBD and 50kms from the Western Sydney Airport, is zoned RU2 - Rural Landscape.
 
Appin is one of the 10 locations where the NSW state government is set to be responsible for assessing planning proposals, with the government initiating 10 land rezonings in the area.
 
Joe Sacco and Frank Oliveri from Colliers have been exclusively appointed to manage the sale of the site via an expressions of interest campaign, on behalf of Blight Investments.
 
“Opportunities of this scale and size are highly contested in this precinct. 460 Brooks Point Road will allow the incoming purchaser the opportunity to lodge a rezoning application to masterplan the site, with urban design analysis suggesting it has the potential to deliver over 1,800 lots,” said Sacco.
 
The site neighbours Walker Corporation’s December-lodged planning proposal to rezone the Appin (Part) Precinct for approximately 12,000 dwellings.
 
“South-Western Sydney and primarily the Macarthur region is experiencing a surge in development activity and rezoning applications in recent times, with land holdings of this size an extremely limited offering to the market,” added Oliveri.
 
Located in the Greater Macarthur region, which has been identified as a state-led strategic planning project, Appin is also set to benefit from the NSW Government’s newly announced $73.5M Rezoning Pathway Program, a part of the $2.8 billion Housing Package.
 
The Perrottet government announced it would rezone the 10 locations last December, in a bid to unlock an extra 70,000 new home sites across the state by 2024.
 
With Locations for the Rezoning Pathways program including Broadmeadow, Newcastle; Camellia-Rosehill; Explorer Street, Eveleigh; Macquarie Park stage one; Orchard Hills; Parramatta North’s University and Northern sites; and Riverstone East stage three, while assessing planning proposals in Appin, Gilead, and North Appin.
 
The expressions of interest campaign for 460 Brooks Point Road in Appin is set to close on 27 April 2023.
